Surveying Your Property

With the rising costs of property values, having survey work performed is becoming more important. Some of the reasons you may need survey work are: buying and/or selling property, building fences or other structures on your property, subdividing your property, obtaining a mortgage or refinancing your property; just to name a few. This workshop will describe the reasons you may need a survey and what a survey can do to protect your investment and your peace of mind. The process of Land Surveying will be covered as well as give you a better idea of what a survey involves.
Subdividing Land


A variety of issues need to be considered when subdividing land. These include the physical characteristics of the land; such as topography, soil conditions, floodplain locations, jurisdictional wetlands and water bodies. These also include regulatory issues such as local zoning and subdivision regulations, the State Environmental Quality Review Act (SEQR), New York State Department of Health Realty Subdivision Law, and New York State Department of Conservation "Phase II" Stormwater Control Regulations. In this workshop we will discuss the subdivision process and how the various physical and regulatory issues can
affect the subdivision of your property.

Site Evaluation/Land Purchase


Evaluating land for a house or project can be risky if not done properly. There are many things you need to be aware of before purchasing the property. They include, but are not limited to, soils for sewage disposal systems, wetlands, depth to bedrock, separation distance requirements, zoning, area requirements, slopes, house/building location, etc. This workshop will help you better understand the site evaluation process and whether you should hire a consultant to help you choose your site.
Planning Your New Home


Whether your knowledge of building is extensive or your are new to the process, the design of your home is an exciting, but possibly, a frustrating process. Planning a home can be quite extensive. Developing the design can be a tedious progression depending upon person tastes, budget and time frame. Working with a professional can help you create the environment of your dreams, help you set your goals and achieve them through their vast knowledge. This workshop will answer questions typically related to the process of home planning with a design professional.
Building Your New Home

Now that you have decided what home you want to build, it is time to get prices, hire contractors and monitor the progress. This workshop will explain how to put together bidding documents for contractors, reviewing proposals (bids), set up an agreement between you and the contractors, what types of agreements are available, monitoring construction for progress payments and closing out the contract.


Landscaping


Well planned and designed outdoor spaces not only make your home or project look better, but add value as well. The use of outdoor spaces for a deck or patio sitting area, play area for the kids or pool area, can serve as an extension of the living spaces in your home. For non-residential facilities, well-designed access, parking and building entrances can be assets contributing towards the success of the business. This workshop will assist in the consideration of an array of site conditions that affect the successful construction of these uses and areas of your site or in relation to your building or home.
